French drains are one of the most effective solutions for standing water in new Summers Corner yards. Learn how they work, when to use them, and what to expect.
Why French Drains Are So Common in Summers Corner
Summers Corner is a growing community with a steady stream of new construction, and new construction has a predictable companion: drainage problems caused by grading that is still settling. When soil is moved during building, it does not settle evenly. Over the first year or two, low spots form, slopes reverse, and areas that drained fine right after move-in begin to collect water. French drains are one of the most reliable tools for resolving these settling-related drainage issues because they intercept water underground and move it to a safe discharge point, rather than relying on the surface grading alone.
How a French Drain Works
A French drain is a trench filled with gravel that contains a perforated pipe. Water enters the trench through the gravel, flows into the perforated pipe, and is carried away to a discharge point such as a pop-up emitter in the lawn, a drainage easement, or a lower area of the property. The gravel allows water to enter the pipe from the surrounding soil, and the pipe provides a clear path for that water to move away from the problem area. Because the drain works underground, it does not disrupt the appearance of your lawn the way a surface channel or swale might.
When a French Drain Is the Right Solution
A French drain is the right solution when water is collecting in a specific area and there is a place lower than that area where the water can be discharged. It is particularly effective for low spots in the lawn, water that runs along a property line, and saturation near a downspout or along a foundation. It is not the right solution for every drainage problem—if the entire yard is flat and saturated, or if the water has nowhere to go, a French drain alone will not solve the issue. That is why an in-person evaluation is essential before installing one.
What Installation Involves
Installing a French drain begins with evaluating how water moves across your Summers Corner property and identifying the best path and discharge point for the drain. We then cut a trench through the turf, line it with filter fabric to prevent soil from clogging the gravel, lay the perforated pipe on a slight slope, backfill with clean gravel, and restore the surface—either with the original turf, new sod, or a gravel cap depending on the location. A properly installed French drain is largely invisible once the lawn recovers and works silently for years with minimal maintenance.
French Drains vs. Surface Drains
A French drain is not the only drainage tool we use. Surface drains—also called catch basins or area drains—collect water at a low point through a grated opening and pipe it away through solid pipe. Surface drains are often the better choice for water that collects in a defined low spot during heavy rain, while French drains are better for water that saturates an area gradually through the soil. In many Summers Corner yards, the most effective solution is a combination: a surface drain at the lowest point and a French drain along the path where water travels to get there. We recommend the combination that fits your property, not a one-size-fits-all solution.
Downspout Connections
Roof runoff is one of the most common contributors to yard saturation in new construction. Connecting your downspouts to the French drain system—or to dedicated underground downspout lines—moves roof water away from the lawn and the foundation instead of dumping it at the base of the house. This is often the single most effective addition to a drainage plan, and it is something we evaluate as part of every drainage consultation in Summers Corner.
Getting It Done Right
A French drain that is installed without the right slope, without proper fabric lining, or without a viable discharge point will not work and may even make the problem worse by collecting water with nowhere to send it. Back Tees Irrigation & Landscape evaluates every Summers Corner drainage issue in person before recommending a solution, and we install French drains with the slope, fabric, gravel, and discharge planning that make them work reliably. If you have standing water in your yard, request an estimate and we will help you build a drainage plan that solves it at the source.
